88 Penthouses began as a vision to redefine luxury living on Sydney’s North Shore. Rising from the ridge, these commanding residences stand as the highest elevation homes on the northern shore of Sydney until you reach Queensland's Gold Coast. More than a statement in the skyline, 88 is a manifestation of refined living, where architecture, materiality, and environment converge to create an unparalleled experience.
H&CO. approached the project through the lens of Land, Air, and Sea. ‘Land’ is inspired by Sydney Harbour, its curvilinear shoreline, its colours and reflections and its overall sense of calm. In combination with quality tactile materials, creating a sense of permanence and connection to place. ‘Air’ influenced lighting, transparency, and atmosphere, giving interiors a sense of life, movement, and radiance. ‘Sea’ informed soft natural tones juxtaposed with precious metals and reflective finishes, delivering sparkling moments across surfaces. Together, these elements form a sophisticated palette of luxury, nature, and life, a sensory journey that heightens the experience of space, light, and perspective.
Every detail, from bespoke finishes to the curated selection of artisans and craftsmen, was considered to capture Sydney’s brilliance and the distinct identity of each penthouse. With thoughtfully differentiated palettes for the North West and South East apartments, the interiors speak to personalisation, refinement, and timeless elegance.
Crafting
A MASTERPIECE OF FORM AND MATERIAL
Delivering 88 Penthouses required a seamless integration of architecture, interior design, and craft. Each apartment was carefully structured to optimise the commanding views and interior flow, balancing open, social spaces with intimate, private retreats.
Materials were hand-selected and applied with precision. Timber, marble, suede, cashmere, polished chrome, and bespoke joinery combine with innovative lighting to define the sensory character of each residence. The North West apartment features light grey and green marbles, reeded glass, and textured upholstery, while the South East apartment showcases white and New York marble, decorative mesh, and fluted hammered metal finishes.
Sitting atop 88’s public and private spaces were orchestrated to complement the surrounding urban context. At the heart of the precinct, a central green plaza encourages community and engagement, a place to gather, relax, and interact with the new St Leonards landscape. Circulation, terraces, and shared amenities are passive elements that provide continuity, while living spaces, balconies, and terraces activate the apartments with dynamic, experiential qualities.
The result is a holistic approach to luxury: an environment that feels curated, elevated, and immersive. From sweeping vistas to tactile, human-scale details, 88 Penthouses celebrate the intersection of architecture, interior design, and lifestyle.
